Job Description

Participates in the due diligence of acquisitions and assists in identifying sources of new development projects. Develops and oversees every phase of project, from analyzing and determining project feasibility, through project close-out and smooth transition to property management. Handles design legwork on new acquisitions, researching municipal bodies and agencies, initial feasibility study (where, what, whom and cost projections), competing products and market analysis (identify products, features, benefits, prices), situation analysis (demographics, economic conditions, unemployment, average income and project feasibility). Ensures that Consultants (Designers and Architects) are meeting targeted deadlines and budgetary objectives. Responsible for identifying new cost effective, cutting-edge products. Creates the project budget and monitors changes, giving explanation for deviations on every budget revision. Produces and manages the project schedule using project management software and monitors all changes and documents delay causes.

Job Qualifications

5+ Years direct experience managing apartment development including: garden style, urban mid or high rise development.
Broad base of knowledge in finance, A&E, legal, construction, leasing, and community and government approvals.
Must be creative “out of box” thinker able to work in corporate structures adapting to established policies and procedures
Understand value engineering principles, and knowledge of pertinent industry terminology, i.e., finance, architecture, engineering, construction.
