- Conduct regular inspections of the property to identify any maintenance needs and address them promptly.
- Oversee and assist with the completion of all maintenance tasks, including but not limited to plumbing, electrical, HVAC, and appliance repairs.
- Maintain a safe and clean work environment, adhering to all safety protocols and ensuring proper disposal of hazardous materials.
- Develop and maintain maintenance schedules to ensure timely completion of all tasks.
- Train and supervise maintenance staff, including delegating tasks and providing guidance and support as needed.
- Handle resident maintenance requests and concerns in a timely and professional manner.
- Maintain accurate records of all maintenance and repair work, including maintenance logs and inventory of supplies.
- Coordinate with outside contractors for major repairs and renovations.
- Monitor and manage the property's budget for maintenance and repair expenses.
- Ensure compliance with all federal, state, and local regulations and codes related to property maintenance.
- Foster positive relationships with residents by providing exceptional customer service and addressing any concerns or issues promptly.
- Stay updated on industry trends and best practices for property maintenance and implement them as needed.
- Collaborate with other departments, such as leasing and management, to maintain a cohesive and efficient team.
- Participate in on-call rotation for emergency maintenance needs.

Experience In Maintenance: A Lead Maintenance Technician At Greystar Real Estate Partners Should Have A Minimum Of 3-5 Years Of Experience In Building Maintenance, Preferably In Multi-Family Residential Properties.
Technical Skills: The Ideal Candidate Should Have Excellent Technical Skills And Be Proficient In Troubleshooting And Repairing A Wide Range Of Building Systems, Including Electrical, Plumbing, Hvac, And Carpentry.
Leadership Abilities: As A Lead Maintenance Technician, The Candidate Should Possess Strong Leadership Skills And Be Able To Effectively Manage A Team Of Maintenance Technicians. This Includes Delegating Tasks, Providing Guidance And Training, And Ensuring That All Work Is Completed Efficiently And To A High Standard.
Communication And Customer Service Skills: The Candidate Should Have Excellent Communication Skills And Be Able To Effectively Communicate With Residents, Vendors, And Team Members. They Should Also Have Strong Customer Service Skills And Be Able To Handle Resident Requests And Complaints In A Professional And Timely Manner.
Certifications And Licenses: A Lead Maintenance Technician Should Have A High School Diploma Or Equivalent And Possess Any Necessary Certifications And Licenses Required For The Position. This May Include A Valid Driver's License, Hvac Certification, And Other Relevant Trade Certifications.
